When the size stated in the contract is incorrect, you as the seller may be liable for compensation. SIS (Standardization in Sweden) offers a new quality stamp for area measurement.
Today, it is common for homes to be incorrectly measured and for the seller to be liable for compensation afterwards. And it can be expensive. Several of the homes we check turn out to be incorrectly measured, and the most common is that there is about a two square meter difference. Two square meters may sound small, but it involves compensation of hundreds of thousands of kronor for a city apartment with a square meter price of between 50,000 and 100,000 kronor.
The area affects:
- tax assessment value
- property tax
- standard income
- wealth tax
Larger area gives a higher price at sale while a smaller stated, than actual area, can lead to claims.
Correctly measured area is also important for landlords and tenants as the area affects the rent. It is important to be paid for all square meters. Likewise, it is important not to pay rent for areas that you do not have.
For sellers and buyers of condominiums and real estate agents, the area is also an important factor:
- larger area gives a higher price at sale
- smaller stated area than actual area can lead to claims
For housing associations and condominium owners, the area affects the share numbers that control annual fees and capital contributions. The share numbers also affect the wealth values, which then affect the wealth tax. The first thing a newly formed housing association should do is therefore to measure the areas of the apartments to get more accurate share numbers.
